One of the largest blocks of land to come on the market in Northern Ireland in decades has been offered up for sale in Co Derry.

Eglinton Estate extends to 1,075ac of prime farmland and has a guide price of £9m (€10.5m).

The property is being sold by the personal representatives of the estate of the late Earl Castle Stewart who died in November 2023.

It is made up of 956ac of arable-grade land and 16ac of grassland with the remainder being roads, laneways, yards and coastal margins.

The second lot includes a range of farm buildings.

Coastal property

The coastal property, which is known locally as ‘The Slab’, runs to the shores of Lough Foyle.

It is laid out in large, mostly level fields with a network of internal roadways.

Proportions of the estate are below sea level and so there are three private pumps which are used as part of the land drainage system.

For years, the farm was home to the largest public auction of conacre in Northern Ireland where up to 600ac of temporary grassland was offered up for rent every autumn.

The third lot includes a centrally located two storey dwelling house.

The remainder of the estate was rented out privately for arable crops, with an area also managed directly by the owner. The current conacre agreements are due to expire on 31 October 2025.

The property is available to buy as a whole or in three lots and the private treaty sale is being managed jointly by Savills and WJ Smith.

The first lot extends to 243ac of ring-fenced land positioned to the west of the estate with a guide price of £1.75m (€2.05m).

It is made up of large fields, with the biggest running to 38ac in size. Land drainage is served by a diesel fuelled water pump.

The second lot is 687ac with a guide price of £5.4m (€6.31m). It includes a range of farm buildings, including a grain store, a machinery shed and general-purpose sheds.

Again, the farmland is made up of top quality, deep soils laid out in large fields up to 46ac in size. There are two electric pumps for land drainage.

The final lot is 145ac guided at £1.85m (€2.16m). This includes a centrally located two-storey dwelling house which is need of refurbishment. The house has three reception rooms and four bedrooms.

There are outbuildings positioned around the house including a four-bay shed and a range of traditional stores with corrugated roofs.
