Out on the floor looking at them were two farmers.
Both were there on business and when proceedings started, they went head-to-head when the property at Mantlehill opened strongly at €500,000.
Multiple bids of €10,000 brought the price to €730,000.
There were then bids of €5,000 each until the hammer finally fell at the impressive price of €760,000.
This farm fronts on to the River Suir and the house is compact but in nice condition. The new owner is a dairy farmer.

The bidding opened at €400,000. The buyer was understood to be local.
In Co Clare, Brook Lodge on 79ac, at Tulla, sold for €1.27m, well over the asking price of €1m. It was sold by Goffs Property.
Bidding opened at €800,000 and the holding went on the market at €1.22m. The buyer is understood to be a local businessman.
The same auctioneers recently sold an equestrian holding in Co Limerick.

In Co Laois, Joe Coogan Auctioneers sold a 60ac farm in lots for a total of €1.59m or €26,613/ac, again well over the guide.
When offered in the entire there was no bid – the holding was split and all the interest was in the individual lots.
Lot 1 of 5.1ac sold for €190,000. Lot 2 of 9.7ac sold for €221,000. Meanwhile, Lot 3 comprising of 34ac with a cottage and sheds sold for €940,000. Lot 4 was 10.7ac and it sold for €240,000. A neighbouring dairy farmer bought two of the lots.
In other sales, Quinn Property sold 38.6ac at Rathdrum, Co Wicklow in one lot for €510,000.
