The traditional, one-and-a-half storey Irish farmhouse has plenty of fans. It is a piece of living history. For some people, it can be a link back to their childhood or a connection to uncles, aunts or grandparents.

A small farm is on the market near Castlerea, Co Roscommon with one such traditional farmhouse and it’s in very nice condition.

The 30.9ac farm is at Castleteheen and is for sale with DNG Ivan Connaughton by private treaty. The guide price for the entire is €500,000 – but the house and land can be sold separately.

The farm sits on a straight section of local road, about 7km from Castlerea. It’s a quiet, peaceful area. The roads in the area are narrow but generally well surfaced.

The farm is in one unit but divided in two by the public road.

Castlerea has all the usual shops and services. For bigger shopping, or perhaps a night on the town, busy Roscommon town is 24km away.

The farm is in one unit but divided by the public road and so it sits in two facing blocks. The house is on the smaller block, which is just under 11ac. This ground is elevated and has good views across all neighbouring counties.

The bigger block across the road is 19.7ac. The farm has dual road frontage of around 160m.

Elevated ground

Much of the land in this area is grazing and silage ground. Farming in the neighbourhood is mainly sucklers and drystock with some dairy.

The farm for sale is on good, elevated ground in clean permanent pasture. The boundary hedges are mature and well maintained.

However, it is the farmhouse which perhaps is the most notable feature of the property. Auctioneer Ivan Connaughton reckons the house was built 80 to 90 years ago, but it has been tastefully modernised and decorated in recent years. It’s set back just 25m from the road.

It’s compact at under 1,000 sq ft. It has three bedrooms – one downstairs and two upstairs – and there is a family shower room upstairs. Downstairs there is a kitchen, living/dining room, sitting room and shower room with toilet.

The living/dining room has a stove.

Being one-and-a-half storeys, the upstairs rooms are, of course, in the roof space. There are the characteristic small windows in the two gable walls and in the front and back walls. To make efficient use of space there is no downstairs hall – the bottom of the stairs is in the living/dining room. There is a bright hall landing upstairs.

Outside, there is a lawn area to the front with a garden path running in from the road. There is a basic farmyard beside the house. It has a two-bay, round roofed hayshed which is in reasonable condition.

There are a number of older, stone outbuildings as well but these are no longer in use.

The sitting room has an open fireplace.

The property is being offered in lots as follows: Lot 1 is 9.6ac, beside the house; Lot 2 is 19.7ac across the road; Lot 3 is the two-storey cottage on 1.55ac with a guide price of €150,000; Lot 4 is the cottage on 21.5ac, ie Lots 2 and 3 combined; Lot 5 is the entire.
